| Abstract: | The degradation of buildings is important for aesthetic, economic, environmental and technical reasons and the characterization of their performance is important to the study of the behavior of materials and building elements. Building facades are a set of exterior design elements with different functions and characteristics, which act as the primary envelope that protect buildings against various factors. The degradation of facades is related to a large number of variables and actions, and in order to the understand anomalies in facade coatings, identifying, understanding and systematizing the phenomena that cause façade degradation is essential. The present study aims to investigate the progression and severity of the degradation in facade areas and correlate them with the orientation, type of building element and age. This will allow a model of the degradation of buildings to be created. Through the use of the Degradation Measurement Method, the degradation of 45,877 m² of facade area was measured. The results indicated that the facade areas degrade in different ways and with varying intensities. Ceramic detachment was the most prominent and probable anomaly, independent of the evaluated zone. Continuous walls, transitions between floors and top were the most critical zones. The orientation and the type of building element influenced the degree of degradation of the zones of different ways. North and West orientations and staircases were the most critical, primarily in the buildings over 25 years old. The main conclusion of this research is facade areas are affected differently according to the type of building element, orientation and, especially, age, proving the importance of the isolated study of each one of them. |
